Getting registered as a BC submortgage broker isn't a one-time event. BCFSA runs registration on a fixed renewal cycle, and skipping the continuing education tied to it means losing the ability to legally provide mortgage broker services — not a fine, an actual lapse in registration.
The cycle itself is straightforward once you know the two moving parts: how often you renew, and what course you need before you do.
01 · How often does BC mortgage broker registration renew?
Every two years. BCFSA requires submortgage brokers to renew their registration on a two-year cycle, and reinstating a lapsed registration requires satisfying the same continuing education requirement as a normal renewal.
BCFSA sends reminder emails as your expiry date approaches — the first roughly 12 months out, with further reminders at six and four months — specifically so the renewal doesn't catch registrants off guard.
02 · What continuing education do you need before you renew?
Since April 1, 2024, the course required for registration renewal or reinstatement is Legal Update, developed and delivered directly by BCFSA rather than through a third-party provider. It replaced the prior continuing education framework and applies to every submortgage broker coming up for renewal.
The course is updated annually and combines a self-paced online component with a live, one-day virtual classroom session led by an instructor — you register for both through BCFSA's website, using your business authorization number.
Concretely, the online component runs 10–15 hours of self-paced modules with quizzes, and has to be completed before the one-day, five-hour virtual classroom session — you can't attend the classroom day until the online portion is finished. Course content covers current consumer protection rules, anti-money-laundering obligations, the Interest Act, and the costs of borrowing, refreshed each year to reflect what's changed since the last version.

03 · What does Legal Update — and a late renewal — actually cost?
Legal Update carries its own fee — $275, payable at registration — on top of whatever BCFSA charges for the registration renewal itself. Missing a step inside the course adds cost too: failing to finish the online component in time to attend your scheduled virtual classroom session means rescheduling to another offering and paying a rescheduling fee equal to 50% of the course cost. Switching to a different year's version of the course — Legal Update 2026 to Legal Update 2027, say — isn't treated as a reschedule at all, and requires paying the full course fee again rather than a partial one.
A late renewal application carries a separate penalty from the course itself: BCFSA charges $50 per day for a renewal submitted after the due date, up to a maximum of $500 — and that fee doesn't substitute for the missing coursework. You still need Legal Update completed before a late renewal can be approved at all.
04 · When should you actually start the renewal process?
BCFSA recommends beginning Legal Update at least eight weeks before your registration expiry date, on top of the automated reminder emails. The online portion has to be finished at least a week before your scheduled virtual classroom session, so building in buffer time matters more than it might seem.
If you also hold a BC real estate licence, you only need to complete one Legal Update course to satisfy both renewals — you're not required to sit through it twice.
05 · What does the renewal timeline actually look like for one broker?
Take a submortgage broker whose two-year registration expires March 1, 2028. BCFSA's continuing-education reminder emails start roughly 12 months out — around March 2027 — with further nudges at six months (September 2027) and four months (November 2027) before expiry. Separately, BCFSA sends its formal renewal-notice email 60 days before the expiry date, around January 1, 2028, confirming that the renewal service request is now available in the IRIS portal.
Two different countdown clocks run at once: The continuing-education reminder emails (12/6/4 months out) and the formal renewal-application notice (60 days out) aren't the same thing. Legal Update needs to be finished before that second notice arrives, not started because of it.
Following BCFSA's own recommendation to begin Legal Update at least eight weeks before expiry, this broker would register for the course by early January 2028 at the latest — leaving room for the 10–15-hour online component (which has to finish at least a week before the live session), the five-hour virtual classroom day, and then assembling a certified criminal record check and government photo ID to submit alongside the renewal application itself in IRIS.
06 · What happens if you don't complete the course in time?
Your registration simply doesn't renew. BCFSA is explicit that failing to complete Legal Update by the time your renewal application is due means your registration lapses, and getting back in requires going through reinstatement — which carries the same continuing education requirement plus whatever additional documentation BCFSA asks for at that point.

07 · Will BC's renewal process change once the Mortgage Services Act takes effect?
The cycle itself is changing as part of the broader shift from registration to licensing. Current registrants must complete mandatory MSA transition education by September 22, 2026, or their registration won't carry over to a licence when the Mortgage Services Act comes into force on October 13, 2026 — a separate, one-time requirement layered on top of the normal Legal Update renewal cycle during the transition window.
BCFSA hasn't yet published the full continuing education framework that will apply to licensed mortgage brokers once the MSA is fully in effect. Check BCFSA's MSA Education page directly as that detail becomes available, rather than assuming the current two-year Legal Update cycle carries forward unchanged.
