2021 was the peak: Canada's year-end average home price hit $713,500 in December 2021, at the height of the pandemic-era buying frenzy, before the Bank of Canada's rate-hike cycle triggered a sharp correction.
The 2022 correction was steep: By December 2022 the average price had fallen 12% year-over-year to $626,318 as higher borrowing costs pushed buyers to the sidelines.
Prices have mostly moved sideways since: From 2023 through 2025 the year-end average held in a roughly $650,000–$677,000 band — well below the 2021 peak, but above pre-pandemic levels.
CREA expects only a modest rebound in 2026: CREA's July 2026 forecast puts the national average at $686,710 for 2026, a 1.1% annual gain — a slow grind, not a new boom.
