2023 was a 15-year low: Just 443,511 homes sold nationally in 2023 — the lowest annual total since 2008, as higher interest rates froze the market.
2025 came in down again: Sales totalled 470,314 units in 2025, a 1.9% decline from 2024, weighed down by a tariff-driven pullback in the first quarter.
CREA sees 2026 as another soft year: CREA's July 2026 forecast calls for 463,336 sales in 2026, a further 1.4% pullback, before a 3.7% rebound to 480,567 in 2027.
Volume, not just price, drives broker workload: Every one of those transactions needs a broker-side team behind it — fulfillment capacity matters as much when volume is flat as when it's surging.
