First-time buyers lead the shift: 48% of recent first-time buyers used a broker, a 10-point jump from 2024, as new entrants lean on brokers to navigate stress-test math and program eligibility.
Quebec saw the sharpest regional gain: broker share in Quebec rose 14 points year-over-year to 44%, even as banks remain the dominant funding partner nationally.
Advice, not just rate, is driving the switch: 40% of first-time buyer broker clients cited help understanding their options as a reason to use a broker, up 14 points from 2024 — access to the best rate (54%) still leads, but the gap is narrowing.
