Filogix (Expert)

Definition

Filogix, branded Filogix Expert, is the dominant deal-submission platform used by Canadian mortgage brokers to send applications, documents, and conditions to lenders electronically.

What role does Filogix play in a broker's workflow?

Rather than phoning or faxing an application to each lender individually, most Canadian brokerages submit deals through Filogix Expert: one entry point that pushes the application, supporting documents, and updates to a network of participating lenders and connects back to the underwriter's conditions.

Filogix is submission infrastructure, not a lender or insurer — the approval decision still comes from the underwriter at the receiving lender or default insurer. Brokers, agents, and associates across every province — regardless of whether they're licensed by FSRA, BCFSA, RECA, or the AMF — rely on essentially the same core submission workflow.

How it’s used in Canada

Industry-standard submission tool: the large majority of Canadian mortgage brokerages use Filogix Expert, or a similar platform, to submit deals electronically rather than by phone or fax.

Connects to the broker's lender network: brokers and agents use it to submit an application, upload supporting documents, and track underwriter conditions across multiple participating lenders.

Not a lender itself: Filogix is submission infrastructure, not a lender or insurer — approval decisions still come from the underwriter at the receiving lender or default insurer.

Used across licensing regimes: brokers, agents, and associates in every province — regardless of whether they're licensed by FSRA, BCFSA, RECA, or the AMF — rely on the same core submission workflow.
