If you're registered under BC's current Mortgage Brokers Act and intend to keep providing mortgage services after October 13, 2026, your registration does not convert to a licence by default. It converts only if you've completed the required MSA transition education by September 22, 2026.
This checklist works through that requirement in order — what to confirm first, which courses to take and in what sequence, and what to do if the deadline is getting tight.
Step 1. Confirm your current registration status and expiry
Before choosing a course track, confirm what you're registered as today — mortgage broker, submortgage broker, or designated individual — and when your current registration next comes up for renewal. That timing affects how much runway you have before September 22, 2026, and whether your renewal falls before or after the MSA takes effect.
Step 2. Enrol in MSA: Getting Started
This $25, roughly 30-minute course is the mandatory prerequisite for everyone, regardless of which licence level you're transitioning toward. Register through UBC Sauder's BCFSA registration portal and complete it first — it's the gateway to the rest of the transition education.
Step 3. Choose your track: New Mortgage Broker or New Principal Broker
If you're transitioning to a Mortgage Broker licence, complete MSA: The New Mortgage Broker ($150, about 5 hours). If you're transitioning to a Principal Broker role, complete both MSA: The New Principal Broker Part One ($100, about 3 hours, includes a virtual classroom series) and Part Two ($50, about 2 hours).
See what current registrants must do for the full course-and-fee table.
Step 4. Complete all required education before September 22, 2026
This is the deadline that determines whether your registration converts to a licence. Missing it means your registration is not transitioned — you're considered unlicensed, may face BCFSA disciplinary action including administrative penalties, and in-flight files may need to be put on hold or transferred.
Don't wait until September: Course sessions, especially the New Principal Broker's virtual classroom series, run on fixed schedules. Book earlier in the transition window rather than assuming a seat will be available close to the deadline.
Step 5. Confirm your licence conversion when the MSA takes effect
Once the MSA comes into force on October 13, 2026, confirm your registration has actually converted to the correct new licence level — Mortgage Brokerage, Mortgage Broker, or Principal Broker — and that any corporation you bill mortgage income through has its separate Personal Mortgage Corporation (PMC) licence in place if required. See British Columbia's Mortgage Services Act, Explained for what each level and category means.
If you're not going to make the deadline
Don't wait until the last week to find out you're behind. Confirm your remaining course requirements against the calendar as early as possible, and treat any scheduling conflict as a reason to book sooner, not later — there is no stated exemption for registrants who simply run out of time.
Once your licence is confirmed under the new framework, the operational side resumes — see how Treadstone works with Canadian mortgage professionals to keep file volume moving through a transition like this.
