Chatham-Kent’s resale market was essentially flat on sales in June 2026, even as sellers came out in force. The Chatham-Kent Association of REALTORS® recorded 115 home sales, down just 0.9% from a year earlier, while new listings reached 329 — the most ever added in any June on record. Active listings rose 8.8% to 605 units, and months of supply climbed to 5.3, well above the long-run average. The MLS® HPI composite/single-family benchmark price eased 2.2% year over year to $405,700.

A well-supplied market like this is where the 2026 renewal wave becomes the deciding factor in a broker’s year.
