The Chilliwack market right now

Chilliwack and District home sales totalled 204 units in June 2026, down 19.7% from a year earlier and nearly 30% below the 10-year average, while active listings climbed to 1,399 — the highest they’ve been in more than five years, at 6.9 months of inventory. The composite benchmark price sits at $734,100, down 3.6% year-over-year, with single-family homes benchmarking at $900,900. For brokers, that mix means fewer transactions chasing more available homes, so every lead matters more than it did a year ago.

Board leadership points to both buyers and sellers stepping back from the market over the past several months, even as monthly demand has ticked up since April — a fragile recovery a brokerage can’t afford to lose leads within. With roughly 1.15 million Canadian mortgages renewing in 2026, a Chilliwack team also needs to protect its existing client book while chasing every new purchase inquiry in a slower market.
