The Cornwall market right now

Cornwall’s resale market pulled in two directions in April 2026. The Cornwall and District Real Estate Board recorded 252 home sales, down sharply by 16.8% from a year earlier, while new listings surged 33.3% to 685 — the most ever recorded for the month of April. Active listings jumped 28.3% to 1,209 units, pushing months of supply to 4.8, and the average sale price hit a record $553,372, up 6.3% year over year even as the volume of transactions fell.

A gap this wide between listings and sales means more competitive files and more choice for buyers — and it lands just as the 2026 renewal wave hits. Nationally, roughly ≈1.15M Canadian mortgages renew this year, and Cornwall’s population of 47,845 carries a share of that book. Brokers who can process a record volume of new listings into closed files without adding staff, while also catching renewal clients before their existing lender does, protect both sides of the business through an unbalanced market.
