The Ottawa market right now

Ottawa’s market stayed balanced but uneven in June 2026: 1,518 homes sold, down 4.9% year-over-year, while the sales-to-new-listings ratio settled at 48.8% and months of inventory rose to 3.3 from 2.8 a year earlier. The average price ticked up 1.3% to $733,648, but the median slipped 1.3% to $655,000 — a sign of pricing discipline rather than a broad correction. Suburban submarkets carried most of the activity, together accounting for more than 70% of June sales.

With inventory this elevated and roughly 1.15 million Canadian mortgages renewing in 2026, Ottawa brokers are juggling two priorities: keeping purchase files moving through a slower-absorbing market and proactively reaching renewal clients before rising supply gives them more places to shop around.
