Prince Rupert is a genuinely small market by transaction count: BC Northern Real Estate Board data shows just 26 properties sold in Q1 2026, of which 20 were single-family homes and 2 were half-duplexes, for total dollar volume of $9 million — down from $13 million on 27 sales a year earlier. Listings were also down, to 101 properties on MLS® as of March 31, 2026, from 114 a year prior. The board also split a new Skidegate and Sandspit / Masset and Haida Gwaii Rural sub-area out of Prince Rupert’s reporting this period, which affects direct year-over-year comparisons. With sales this thin, a single deal can represent a meaningful share of a quarter’s local mortgage volume.

The city’s economy is anchored by the Port of Prince Rupert, North America’s closest major container port to Asia, spanning 667,731 hectares of land and water along 20 km of waterfront.
