The Saint John market right now

Saint John posted the sharpest year-over-year sales pullback of any New Brunswick market in June 2026, down 6.6%, even as the provincial MLS® HPI composite benchmark price rose to $342,600, up 6% y/y. Provincewide sales totalled 974 units that month, down 4.9% from June 2025. For a CMA of 130,613 people, a smaller buyer pool combined with firmer prices means fewer transactions, each carrying more underwriting weight and more sensitivity to how fast a broker can close it.

Nationally, about 1.15 million mortgages are renewing in 2026, and a market like Saint John — where new purchase activity has cooled — is exactly where that renewal book becomes the growth engine. Brokers who can systematically flag upcoming renewals and process files quickly protect revenue that a slower resale market alone won’t replace, and can do it without adding a full-time employee to carry the extra outreach and paperwork load.
