The Sarnia market right now

Sarnia-Lambton’s resale market leaned toward buyers through the first half of 2026. The Sarnia-Lambton Association of REALTORS® recorded 170 home sales in June, up 4.9% from a year earlier, while active listings reached 649 units — the highest for any June in more than a decade. Months of supply stood at 3.8, above the long-run average, and the MLS® HPI composite/single-family benchmark price eased 3.9% year over year to $491,000. New listings were also the most ever recorded for the month of June, at 350.

For a market this well-supplied, the 2026 renewal wave is largely a retention story. Nationally, roughly ≈1.15M Canadian mortgages renew in 2026, and Sarnia’s population of 72,047 carries a proportionate share of that book. Brokers who can process a heavier file load without adding staff, and who reach a client before their existing lender sends a renewal letter, keep business in-house instead of losing it to a big-bank auto-renewal. Softer prices also mean more price-sensitive clients per closing.
