The Saskatoon market right now

Saskatoon posted 589 sales in June 2026, one of its strongest Junes on record and 22 per cent above the 10-year average, even as new listings rose 17 per cent year-over-year. The city continues to report the tightest conditions in Saskatchewan at just 1.6 months of supply, and its residential benchmark price hit a new record of $448,400 — nearly five per cent above June 2025.

Record prices and razor-thin supply mean Saskatoon buyers are financing into a market that looks very different than it did at their last renewal, and roughly 1.15 million Canadian mortgages come up for renewal in 2026. Brokers here need both the fulfillment capacity to keep pace with above-average sales volume and a systematic way to reach renewing clients before they call their bank.
