The Terrace market right now

Terrace is the closest major service centre — about 60 km — to the Shell-led LNG Canada export terminal under construction and operation in Kitimat, a $40-billion, five-company joint venture with room to expand to 26 million tonnes of LNG a year. That proximity has made workforce housing and rental demand a persistent local factor, even as Q1 2026 resale numbers cooled: BC Northern Real Estate Board data shows 50 properties sold across all types, down from 58 a year earlier, worth $21.9 million (from $28.2 million), with Terrace named among the sub-markets where seasonally-adjusted sales fell in the quarter.

The average selling price of a residential-detached home came in at $490,317 on 23 units, down 10.0% from $545,067 on 35 units a year earlier. Terrace also functions as the transportation and logistics hub for the northwest BC (Skeena) region, served by the Northwest Regional Airport Terrace-Kitimat along with rail and bus links — infrastructure that keeps the city relevant to industrial activity even when resale volume softens.

For a brokerage covering Terrace, that combination — a major industrial project driving workforce housing demand next door, alongside a softer resale market and roughly 1.15 million Canadian mortgages renewing nationally in 2026 — means file complexity and renewal tracking both deserve more attention than headcount alone can provide.
