The Tillsonburg market right now

Tillsonburg built its early economy as a major Ontario tobacco-growing and processing centre before shifting through the 20th century into manufacturing — shoes, tractors, textiles — and today sits inside the Woodstock-Ingersoll-Tillsonburg corridor along the Highway 401 and Oxford County dairy-and-agriculture belt. Population grew 17.3% between 2016 and 2021 to 18,615, one of the fastest growth rates of any small Ontario centre in this cluster, and that growth is showing up in resale activity: the board area posted 195 home sales in June 2026, up 26.6% year over year and its strongest June in more than three years, with 849 units sold year-to-date, up 5.3%.

The median price for a single detached home in the board area was $615,000 in Q2 2026, down 5.3% year over year, even as sales volume accelerates — a combination that’s adding file count faster than most brokerages can staff for. With roughly 1.15 million Canadian mortgages renewing in 2026 layered on top of that growth, a Tillsonburg-area brokerage needs both fulfillment capacity for new purchase volume and a system for working its renewal book, not one or the other.
