The Timmins, Cochrane & Timiskaming market posted its weakest April in six years in 2026. The Timmins, Cochrane & Timiskaming Districts Association of REALTORS® recorded 81 home sales in April, down 15.6% from a year earlier, while active listings fell 28.1% to 266 units — well below both the five- and ten-year averages. Months of supply stood at 3.3, below the long-run average of 5.5 for the season, even as the average sale price edged up 1.7% to $307,828.

Thin inventory alongside soft sales is a market where a broker’s speed and reach both matter more than usual. Nationally, roughly ≈1.15M Canadian mortgages renew in 2026, and the district’s largest city, Timmins, at 41,145 people, carries a share of that book. Brokers who can move quickly on the limited new-purchase supply while also catching renewal clients before their existing lender does protect both sides of a smaller, tighter market.
