The Windsor market right now

Windsor-Essex sales pushed above 500 units for the first time since last fall, with 573 homes sold in June 2026 — up 8.1% year-over-year and the fourth straight monthly increase. New listings surged to 1,476, their highest June level in years, while active listings held at 2,237, the highest for the month in more than a decade. The MLS® HPI composite benchmark rose modestly to $586,600, up 1.7% year-over-year, even as the average sale price slipped 4.3% to $545,413. WECAR describes conditions as still favouring buyers, with 3.9 months of inventory on the market.

More new listings and more active inventory mean more files moving through a broker’s pipeline at once, right as roughly 1.15 million Canadian mortgages renew nationally in 2026. Windsor-Essex brokerages riding this uptick need fulfillment capacity that scales with the sales rebound, plus an AI system flagging every local renewal before a rate-shopping client looks elsewhere. With affordability now the top local concern cited by residents, brokers who can move quickly on both new purchases and maturing renewals are best positioned to keep growing without adding headcount.
