Yes, but a registrant selling their own property has to follow a specific disclosure rule most agents never have to use on any other file.
Short answer
Yes — but not as their own agent. RECO’s rule on personal trades requires written notice to every party to the deal, including "a statement that the agent is a salesperson or broker" and full disclosure of anything the agent knows that affects the property’s value, obtained before any offer is made or received. And the agent cannot act as the representing agent on their own sale: "an agent must not represent a party to their own personal trade because the conflict of interest is too severe to manage."
The notice has two parts, and RECO requires both: a plain statement that the person is a registered salesperson or broker, and "full disclosure of all facts within the agent’s knowledge that affect or will affect the value of the real estate" — which is a materially higher disclosure standard than what an ordinary seller owes a buyer, precisely because the agent is presumed to know more.
That notice is not enough on its own, either. RECO requires "written acknowledgement of receipt of the notice" from each party to the agreement before proceeding — a verbal heads-up that "by the way, I’m a registrant" does not satisfy the rule.
The same disclosure duty applies whenever a registrant is "purchasing, leasing, exchanging, or otherwise acquiring, any interest in real estate," not only when they are the one selling. An agent picking up an investment property, or buying a home from a client, triggers the identical notice-and-acknowledgement requirement as listing their own house.
Practically, most registrants selling or buying their own property still use another agent — either at their own brokerage or elsewhere — specifically because RECO’s conflict-of-interest bar on self-representation is absolute, not a matter of degree. Handling the disclosure paperwork correctly is necessary, but it does not open the door to also acting as the representing agent on the same file.
