Before you enrol, here's what the course actually covers.

Course names differ by province, but the underlying curriculum has real structure — published modules, a shared textbook, and specific skill areas. Here's what's actually confirmed about what these courses teach, and what that means for how you study.

Key takeaways

  • Alberta's Mortgage Associates Program is built from two distinct courses — Fundamentals of Mortgage Brokerage and Practice of Mortgage Brokerage — each with its own exam.
  • Québec's qualification program is built from two modules, Professional conduct and professional practice (F-116) and Mortgage brokerage (F-611), each valid for two years and each tied to its own AMF exam.
  • Several provincial associate/salesperson courses delivered by Mortgage Professionals Canada, including Saskatchewan and Manitoba, are built on the same 6th edition textbook, Introduction to the Canadian Mortgage Industry.
  • Not every provider publishes a detailed syllabus — where a course's specific module breakdown wasn't confirmed on a fetched page, this piece describes the course generically rather than guessing at topics.

It's easy to assume every provincial mortgage course covers roughly the same ground, and broadly, that's true, but the way that ground is actually organized into modules, textbooks, and exams differs more than most applicants realize before they enrol.

This looks at what's actually confirmed about course structure and content, province by province, so you know what you're signing up for before the first module starts.

01 · How is Alberta's Mortgage Associates Program actually structured?

RECA's Mortgage Associates Program (MAP) consists of two RECA-recognized courses, each with its own pre-licensing exam: Fundamentals of Mortgage Brokerage and Practice of Mortgage Brokerage. Learners have 12 months from enrolling in the first course to complete both. Starting in May 2025, all Alberta mortgage licensees, not just new entrants, must also complete a separate Mandatory Re-Licensing Education requirement on private lending, administered by the Alberta Mortgage Brokers Association.

See RECA's Mortgage Education Program for the fuller breakdown of what each RECA course covers and how the two providers' pass rates compare.

02 · What do Québec's two required training modules actually cover?

  • F-116, Professional conduct and professional practice: covers the ethical and professional-practice standards behind the AMF's exam 16-116, which tests a candidate's ability to set up an ethical professional practice in compliance with the rules governing mortgage brokerage.
  • F-611, Mortgage brokerage: covers the transactional and client-facing skills behind exam 16-611, which tests a candidate's ability to complete a mortgage brokerage transaction suited to a client's situation and needs.

Both modules are valid for two years from completion, and both exams require a 60% pass mark. See AMF Mortgage Broker Exam Requirements for the exam-specific detail.

03 · Do different provinces actually use the same course material?

Several of Mortgage Professionals Canada's provincial associate/salesperson courses, including Saskatchewan's Mortgage Associate Course, Manitoba's Mortgage Salesperson Course, New Brunswick's Mortgage Associate Course, and Newfoundland and Labrador's Mortgage Broker Course, are explicitly built on the 6th edition of the textbook Introduction to the Canadian Mortgage Industry, and several of these courses also require a financial calculator. That shared foundation is one reason the content across these provinces' entry-level courses tends to overlap more than the different course names suggest.

04 · What do Ontario's provider courses actually publish about their content?

REMIC's Ontario courses publish detailed exam-format specifics, such as hours, question counts, and pass marks, but this research didn't confirm a full published module-by-module syllabus for REMIC's or MPC's Ontario courses beyond their stated course lengths — roughly 40 hours for MPC's online course, an estimated 47 hours for REMIC's courses. Where a provider hasn't published a detailed syllabus, the safest approach is to request one directly before enrolling, rather than assuming it matches another province's module structure.

05 · What does this actually mean for planning your own study?

Where a course is built around named modules with their own exams, like Alberta's two-course MAP structure or Québec's F-116/F-611 split, study each module for its own exam rather than treating the whole course as one undifferentiated block. Where a course shares a textbook across provinces, that shared foundation is a signal the underlying content has been vetted for consistency, even if the province-specific regulatory detail layered on top differs.
