Cape Breton is Nova Scotia’s largest census agglomeration outside the Halifax area, with a 2021 population of 98,318, down a modest 0.4% from 2016. Province-wide, the Nova Scotia Association of REALTORS® reported 1,190 home sales in June 2026, off 1.6% from a year earlier, while the MLS® HPI composite benchmark price eased to $431,700, down 1.3% year over year. Active listings, however, climbed 10.3% province-wide — the highest June level in more than five years — giving Cape Breton brokerages more inventory to place files against even as prices soften.

Layer on the 2026 renewal wave: roughly 1.15 million Canadian mortgages come up for renewal this year, and a market like Cape Breton with a broadly stable population can’t count on new arrivals to offset retention lost to a bank’s renewal offer.
