The Hamilton market right now

Hamilton-area sales activity rebounded in June 2026, up 5.4% year-over-year even as new listings kept falling — down 3.6% month-over-month and 11.7% below year-ago inventory levels. The MLS® HPI composite benchmark eased to $737,400, a 0.9% monthly dip and 5.4% below June 2025, while months’ supply held at 4.8, still 7.7% tighter than a year earlier. Cornerstone, the association formed from the merger of Hamilton-Burlington’s former board with neighbouring associations, describes a market offering openings for both buyers and sellers.

For brokers, a rebound in sales paired with shrinking new supply means files are moving again, but on tighter timelines and thinner margins for error. Add the 2026 renewal wave — roughly 1.15 million Canadian mortgages maturing this year — and Hamilton-area brokerages need both elastic fulfillment capacity for the purchase pickup and an automated system watching every renewal date before a client’s rate shops elsewhere.

Who owns — and who still owes — in Hamilton

Who lives in the Hamilton CMA, what they earn, and how many are still carrying a mortgage.

Median household income (2020)
$91,000
National median $84,000
Homeownership rate
68.7%
Canada 66.6%
Owners still carrying a mortgage
60.2%
Canada 60.0%
Mortgaged owners at 30%+ of income on shelter
22.1%
Canada 20.9%

Ownership runs at 68.7% across the Hamilton CMA, above the 66.6% national rate, on a base of 305,450 households. Of the 209,855 owner households, 126,430 were still paying down a mortgage — 60.2% of owners, essentially level with the national 60.0%.

Households here reported a median income of $91,000 in 2020 — 8% above the $84,000 national median. Among owners with a mortgage, 22.1% were spending at least 30% of income on shelter costs, above the 20.9% recorded nationally.

The practical takeaway: 126,430 mortgaged owner households define the ceiling on renewal volume here, while the 22.1% carrying shelter costs of 30%+ of income mark the segment most sensitive to a rate change. Both are findable well before renewal season.
