Board-wide, VIREB logged 782 unit sales across all property types, down 8% year-over-year, with active listings up 2% to 4,637. For brokers, that means well-priced files still move — but buyers are more price-sensitive and homes above market expectations sit longer, rewarding speed and preparation.

VIREB’s own leadership notes buyers are taking a cautious, wait-and-see approach amid economic uncertainty, which puts a premium on being first to reach every qualified lead — including the roughly 1.15 million Canadian mortgages renewing in 2026.
