That rebound ended nine straight quarters of shrinking supply, yet inventory still sits 57% below its ten-year average. Single-family and condo prices each rose 6%, and homes sold in an average of just 18 days — seven days faster than a year earlier.

With roughly ≈1.15M Canadian mortgages renewing in 2026, a market this tight puts extra pressure on brokers to move fast on both new files and renewals. Scarce inventory means every buyer is qualifying against stiff competition, and every renewal conversation is a chance to keep or lose a client to a faster-moving rival.
