The Saskatoon market right now

Saskatoon posted 589 sales in June 2026, one of its strongest Junes on record and 22 per cent above the 10-year average, even as new listings rose 17 per cent year-over-year. The city continues to report the tightest conditions in Saskatchewan at just 1.6 months of supply, and its residential benchmark price hit a new record of $448,400 — nearly five per cent above June 2025.

Record prices and razor-thin supply mean Saskatoon buyers are financing into a market that looks very different than it did at their last renewal, and roughly 1.15 million Canadian mortgages come up for renewal in 2026. Brokers here need both the fulfillment capacity to keep pace with above-average sales volume and a systematic way to reach renewing clients before they call their bank.

What Saskatoon households actually look like

The underlying household economics of the Saskatoon CMA, straight from the 2021 Census.

National median $84,000
Homeownership rate
68.3%
Canada 66.6%
Owners still carrying a mortgage
65.2%
Canada 60.0%
Mortgaged owners at 30%+ of income on shelter
18.4%
Canada 20.9%

The Saskatoon CMA was home to 123,740 households in 2021. 68.3% owned rather than rented — above the 66.6% national rate — and 65.2% of those owners still had a mortgage outstanding, above the national 60.0%. In absolute terms that is 55,155 mortgaged owner households.

On income, the Saskatoon CMA median was $89,000 in 2020 against $84,000 nationally — 6% above. What matters more at qualification is the shelter-cost ratio: 18.4% of owner households with a mortgage were at or above the 30% threshold, below the national 20.9%.

Read commercially: 55,155 households in the Saskatoon CMA hold a mortgage that will eventually come up for renewal, and the 18.4% already stretched past 30% of income on shelter are the ones with the most to gain from a switch. Finding them before their lender's renewal letter does is the whole game.
