The GTA housing market tightened through the spring, with REALTORS® reporting 6,770 home sales in June 2026 — up 9.4% year-over-year — while new listings fell 12.9% to 17,282. The average selling price was $1,058,658, still down 3.9% annually, though TRREB notes the pace of decline has eased. Active listings sit at 27,329, well below June 2025’s 31,585. For brokerages, that combination of rising transaction volume and thinner new supply means more competing offers, faster timelines, and less room for a stretched team to absorb the swing.

Layer on the 2026 renewal wave — roughly 1.15 million Canadian mortgages renewing this year — and GTA brokers face two demand curves at once: new purchase volume climbing and a historic book of maturing files needing proactive contact before a client shops elsewhere. At the 2021 Census the Toronto CMA counted 2,247,400 households, 1,467,295 of them owner-occupied — a homeownership rate of 65.3%, below the national 66.6%. 905,605 of those owner households were still carrying a mortgage, or 61.7% of all owners against 60.0% nationally.

Median household income was $97,000 in 2020, 15% above the national median of $84,000. On the shelter-cost side, 34.4% of mortgaged owner households here were already spending 30% or more of household income on shelter, above the 20.9% national share.

For a brokerage those 905,605 mortgaged owner households are the addressable renewal base in this market — and the 34.4% already at or past the 30% shelter-cost threshold are the files where repricing at renewal bites hardest. Those are the conversations worth reaching first.
