Sales still totalled 713 for the month, and the benchmark single-family home in the Victoria Core held near $1,339,000, up a modest 0.3% year-over-year, while condos softened to $551,400. For brokers, more inventory means more sub-markets to track and more buyers weighing options longer before committing to a file.

That inventory surge lands right as roughly 1.15 million Canadian mortgages come up for renewal in 2026.
