The Winnipeg market right now

Winnipeg’s All MLS® sales reached 1,698 in June 2026, up 2 per cent year-over-year and marking the first month in 2026 that sales outpaced the year prior. Active listings climbed to 3,940, up 6 per cent, and total dollar volume topped $731 million. The residential detached average price of $483,910 was the highest ever recorded for June, up 2 per cent year-over-year and 8 per cent above the 5-year average.

Record detached prices arriving alongside roughly 1.15 million Canadian mortgages renewing in 2026 put Winnipeg homeowners in a very different position than at their last renewal. Brokers here need fulfillment capacity that can flex with a market that’s finally turning upward, plus a systematic way to reach clients whose mortgages are up for renewal before a big bank’s call centre does.
