Who regulates mortgage associates in Alberta?

The Real Estate Council of Alberta licenses mortgage associates, mortgage brokers, and brokerages in the province — the same regulator that oversees Alberta real estate licensing, unlike Ontario or BC, which use a dedicated financial services regulator.

Like an Ontario mortgage agent or BC submortgage broker, an Alberta mortgage associate must operate under a licensed brokerage rather than independently, and must complete ongoing education to maintain the license.

How it’s used in Canada

Regulated by RECA: the Real Estate Council of Alberta licenses mortgage associates, mortgage brokers, and brokerages in the province — the same regulator that oversees Alberta real estate licensing.

Must work under a brokerage: like an Ontario mortgage agent or BC submortgage broker, an Alberta mortgage associate operates under a licensed brokerage rather than independently.

Functionally equivalent role: the title differs by province, but the day-to-day work — qualifying clients, shopping lenders, submitting deals — is essentially the same across Ontario, BC, Alberta, and Quebec.

Continuing education required: RECA, like the other provincial regulators, requires licensed associates to complete ongoing education to maintain their license.
