A submortgage broker is the license category used in British Columbia for an individual who arranges mortgages under the supervision of a BCFSA-registered mortgage broker or brokerage.
British Columbia's mortgage brokering industry is overseen by the BC Financial Services Authority (BCFSA). BC uses “mortgage broker” for the registered individual or brokerage at the top of the structure and “submortgage broker” for the individuals who work under that registration — a different naming convention from Ontario's agent/broker tiers.
Day to day, a BC submortgage broker performs the same client-facing work as an Ontario mortgage agent or Alberta mortgage associate: sourcing lenders, packaging documents, and submitting deals for underwriting.
Regulated by BCFSA: British Columbia's mortgage brokering industry is overseen by the BC Financial Services Authority, distinct from Ontario's FSRA or Alberta's RECA.
