The Montreal market right now

Greater Montreal remains Quebec’s largest and busiest mortgage market by a wide margin. Brokers here worked through 13,365 residential transactions in the second quarter of 2026 — a 7% pullback from a very strong 2025, but still a high-volume market. The median single-family home sold for $645,000, up 3% year over year, while active listings jumped 14% to 20,735, the only Quebec CMA where inventory now sits above its ten-year average. Condos and plexes are showing steadier, more moderate price growth as supply keeps arriving across all six geographic sectors of the metro.

Nationally, roughly ≈1.15M mortgages are up for renewal in 2026, and Montreal — home to the largest single pool of brokers and agents in the province — will carry an outsized share of those files. Rebalancing conditions mean more back-and-forth per deal: more listings to track, more financing scenarios, more repeat buyers renegotiating tighter budgets. For brokerage owners, that is exactly the volume pattern that punishes manual processing and rewards dedicated fulfillment capacity and AI-assisted follow-up that never lets a renewal go cold.

National median $84,000
Homeownership rate
54.5%
Canada 66.6%
Owners still carrying a mortgage
65.3%
Canada 60.0%
Mortgaged owners at 30%+ of income on shelter
16.6%
Canada 20.9%

Ownership runs at 54.5% across the Montréal CMA, below the 66.6% national rate, on a base of 1,824,810 households. Of the 995,185 owner households, 649,570 were still paying down a mortgage — 65.3% of owners, above the national 60.0%.

Households here reported a median income of $76,000 in 2020 — 10% below the $84,000 national median. Among owners with a mortgage, 16.6% were spending at least 30% of income on shelter costs, below the 20.9% recorded nationally.

The practical takeaway: 649,570 mortgaged owner households define the ceiling on renewal volume here, while the 16.6% carrying shelter costs of 30%+ of income mark the segment most sensitive to a rate change. Both are findable well before renewal season.
