The Thunder Bay market right now

Thunder Bay remains an outlier among Ontario markets. While much of the province cooled through 2026, the Thunder Bay Real Estate Board reported single detached home sales up 7.3% year over year in March, to 59 units, with the median sale price climbing 5.4% to $398,000. Board president Karen Hill has described it as a persistent sellers’ market with multiple offers still common on new listings — a dynamic most of Ontario left behind years ago.

A tight, competitive market like Thunder Bay’s puts a premium on speed: a broker who can turn around underwriting support and conditions fastest keeps the file.
