The Vancouver CMA was home to 1,033,410 households in 2021. 62.2% owned rather than rented — below the 66.6% national rate — and 59.2% of those owners still had a mortgage outstanding, below the national 60.0%. In absolute terms that is 380,470 mortgaged owner households.
On income, the Vancouver CMA median was $90,000 in 2020 against $84,000 nationally — 7% above. What matters more at qualification is the shelter-cost ratio: 34.8% of owner households with a mortgage were at or above the 30% threshold, above the national 20.9%.
Read commercially: 380,470 households in the Vancouver CMA hold a mortgage that will eventually come up for renewal, and the 34.8% already stretched past 30% of income on shelter are the ones with the most to gain from a switch. Finding them before their lender's renewal letter does is the whole game.
