Squamish closed June 2026 with 55 residential sales across detached, attached and apartment properties, up 10% from June 2025, against a composite MLS® HPI benchmark of $1,106,600 — down 1.9% year-over-year but still up 79.8% over the past decade, one of the strongest 10-year gains anywhere in Greater Vancouver REALTORS®’ coverage area. The detached benchmark actually rose 1.6% year-over-year to $1,705,300, even as the region-wide GVR composite benchmark fell 6%. For Squamish brokers, that divergence — softer regional pricing against a rising local detached market — means the Sea to Sky corridor is holding value that neighbouring Metro Vancouver submarkets are not.

Layer in the 2026 renewal wave: roughly 1.15 million Canadian mortgages are up for renewal this year, and a decade of near-80% price growth means Squamish homeowners carry some of the largest mortgage balances outside Metro Vancouver proper.
